Hey, everybody. David Novak here. I’m a real estate agent here in the Littleton, Colorado area. The one thing that I like to pride myself on is helping my clients make good, sound decisions, and as a seller, I like to walk them through how to use effective marketing, and then, also as a buyer, I like to show them how you strategize so you can win those offers because, let’s face it, it’s tough out there. If you’re a buyer right now, it’s brutal.
I used to be a former lender for 16 years, so I feel like I have more of the strategy down of what works on those provisions and such to get you that place. Some of you, or a lot of you out there, I should say, probably have been online searching around for houses, either as a buyer or maybe you’re thinking of selling, and you’ve probably clicked on something, filled out some information, and boom, you’ve got, what? A handful of other real estate agents contacting you and sending you emails and so forth, because, let’s face it, there’s, what? Thousands of us out there. Do you realize that the average real estate agent closes four to six deals a year? That’s right, four to six deals a year. You need somebody that closes that a month, and that’s where you win. That’s where you get the deals as a buyer, and that’s also where you win as a seller.
I know some of you out there right now are thinking of selling and you want to avoid that commission, you want to reduce that commission and save, so you may want to call up these big brokerage houses that are discount brokers or some agent out there is offering to do it for less. Do you realize that the statistics show that you actually net less money by trying to go those routes? Here’s most of the reason for that.
A lot of these places do what’s called passive marketing. What I mean by passive marketing is that the real estate agent will put a sign in the yard, do an open house, maybe send a flyer out, and maybe advertise your place here and there. Those old, traditional ways, they just don’t work anymore. That is where I do things different.
I am what you call an active marketer. What I mean by that is I have a strategic, digital marketing campaign to help get your house exposed out there to the masses. What I mean by that, I leverage off my platform, such as Facebook, Instagram, YouTube, Google, and TikTok. I don’t just post them on there, because that’s no good either. What I do is post, and then I do what’s called targeting and retargeting so you can be more effective and hit the people that are actually looking and get your home out there to the masses. Basically, you get to leverage off everyone that has come to any one of my platforms, including my website, and we get to leverage off that to get your home out there to more potential buyers, thus giving you a higher price. That is what we call active marketing.
Now, buyers out there, it’s tough, like I addressed earlier. From my 16 years in the lending world, you have to know how to submit offers. There’s so many people out there, me as a listing agent, I’ve seen how some of these offers come from a buyer’s agent, and they’re not good. It’s no wonder that you don’t have a chance out there, because you only have one shot, and you really have to lay it out there and you have to strategize on how to lock that deal down.
Sellers, again, back to everything I covered on my active marketing, I go above and beyond to help you with the things I talked about as far as the social media campaigns by I get professional photography, I do professional drone photography, I do a personal video walkthrough so we can show everybody what your home is from a personal point of view. Dealing with a lot of out-of-state people, it’s really effective. I can show you some of the tours I’ve done and I can give you the people that have bought those to show you that they really were from out-of-state, and they bought those homes based upon that virtual tour. Again, on the selling side, we go above and beyond to make sure you get the quality layout so we can show everybody what your home looks like.
