Our first neighborhood that we’re featuring, in our popular neighborhoods in the Littleton Colorado area, if moving to Littleton Colorado is Columbine Knolls. And this is a neat neighborhood. It’s an older neighborhood. These homes range anywhere from the 1960s all the way up into the 1980s. And the one thing you get in this neighborhood is mature trees, as you can see in the background here. You do get larger lots anywhere from quarter acre all the way up to a half acre, even some are larger than that. So you get a lot of space and privacy in this area. The big draw in the neighborhood is Normandy Elementary, it’s located right in this neighborhood, and middle school is really close to here, as well as Columbine High School, which is not far from the neighborhood as well. So, all the schools are in close proximity.

As far as these homes go, since they are older homes, you will find that they have a little more of the old concept where if you find one that’s not renovated, the rooms tend to be separated off by the walls and such. But if you find one that’s been renovated in here, you will get more of an open concept, the only other drawback here on these homes you don’t usually get the high vaulted ceilings and such. You’re looking at on average, the eight foot ceilings. Some of the homes do have some vaulted ceilings, just certain ones and such I’ve seen in here. But for the most part, they have lower ceilings.

Now, if you do find a home in this neighborhood, they sell fast and you’re going to expect to pay anywhere from the 600s all the way to well over a million in here. This neighborhood also has a pool and clubhouse here, which has been renovated. It is public, so it is open to other people, but if you’re a resident, you get a little bit of a discount. Also this neighborhood is close to Old Town Littleton, it’s just back there little ways. You have the Aspen Grove Shopping Mall, all kinds of neat little restaurants and shops right around here. You have easy access to 470, so you can go up to the mountains.

Another popular neighborhood that we’re featuring in the Littleton area is Chatfield Farms. And Chatfield Farms is out here, as you can see in the foothills of Littleton Colorado, in an area called Roxborough Colorado. And these homes were built in the early 2000s. Over there you’ll see Chatfield Farms West. And behind me here is Chatfield Farms East, which is the older subdivision. They were all built in the early 2000s. And really the difference is over there in West, beside being a little newer, the lots tend to be a little bigger, but you do get homes with wide open floor plans, vaulted ceilings, and just great views of the foothills out here from all around.

The square footages above grade tend to start around right around the 2000 and they’ll get up over 3000 for above grade square footage. Prices out here are about 700,000, all the way up to a million or even a little above. And you also have right out your door an easy walk. As you can see, I’m on one of the trails out here that’s in between the two neighborhoods out here. We have a soccer field here behind us. And anyway, so you have that. You also have easy access to the stores that are just right up there. You can walk there. There’s a Safeway. Also a strip mall with restaurants and the Waterton Tavern, which is everybody’s favorite for a good burger.

Over there, you may not be able to see it, but Lockheed Martin is right there. So this tends to get a lot of Lockheed Martin people that come here, move here from California. One thing about this area, the water tends to be a little higher than in most areas of Littleton. Also, you want to be aware of the soils. They are expansive soils out here, which they are pretty much all around Denver, but out here, they can be just a little more hot out here, as I call it. So you’ll want to do your homework on that. But anyway, oh, and also the schools, elementary schools are right here, so it’s not a long trip for the elementary school at all. And you have easy access to 470, which isn’t far easy access to Waterton Canyon, which is a great hiking trail within minutes of here, Chatfield Reservoir, Deer Creek Canyon. And the list just goes on. Just a great location, which is close to the city, but yet far enough out that you feel like you’re not in the city.

Another popular neighborhood in the Littleton, Colorado area that we want to feature is Sterling Ranch. And Sterling Ranch is out here in the foothills of Littleton and it’s a newer subdivision. In fact, they really got building out here 2018. You can get ranch home, two story home. They even have town homes out here. They’re all wide open concepts, high ceilings, views, and the single family homes out here usually range from about 700,000 all the way well up over a million. And the town homes are anywhere from 400,000 to 600,000.

Out here we get asked about HOA and there isn’t a monthly HOA out here. This area is part of a metro district tax, so your HOA basically is included in your real estate taxes for the year, which makes the real estate taxes out in this area a little higher. The other thing out here too, the lots are smaller and that’s the case when you get closer to the foothills. The smaller the lots are for any kind of newer home that you’re buying.

Out here in Sterling Ranch, you do have access to trails, you’re close to Chatfield Reservoir, you’re minutes from 470, minutes from Highlands Ranch that you can go in for some more restaurants and shopping and such. And down the street here, you can see the buildings in the distance. They do have daily food trucks that park on this road here. There’s also a brewery back there, coffee shop. And out here in the neighborhood, they have a new clubhouse and pool, which is another nice feature out here. And also the brand new Primrose school that they just put out here as well. So a lot of things happening out here in this neighborhood still, and you still get the out of the city feel, but yet you’re close enough to everything that you need.

So anyway, another popular neighborhood is Sterling Ranch.

Another popular neighborhood in the Littleton Colorado area is Ken-Caryl. The Plains, and this is a mature neighborhood, as you can tell by the big trees behind me. The lots are larger in here as opposed to buying a newer home over here in the Southwest area of Denver. And you can expect lots to be a quarter acre all the way up to a half acre, some are larger than that. There are two stories and ranch homes and split levels. There’s even town homes in here, and the town homes you can expect pay around 400 to 600,000 in here. The single family homes upper 600s to over a million. And I can say if a home comes on the market in this neighborhood, it doesn’t last long, this is a very highly sought after neighborhood for the schools in the area, the Jefferson County schools here. And also the Ken-Caryl amenities that you get, the rec centers, the trails. I’m jealous because there’s some great mountain biking trails here that are only exclusively for the residents here and just all kinds of things for the neighborhood to do here. The Ranch House, which is right up the way from where I am, has an outdoor pool, 10 tennis courts, baseball field, a disc golf field for people. So it just provides a lot of things for the residents here to do.

Our final popular neighborhood in the Littleton Colorado area is Grant Ranch. And this is a large development in here. This is one of few neighborhoods that actually has lakefront living. So you can buy a home right on the lake here, Marston Lake. You also have the community center here that is on the lake with a pool and so forth, tennis courts. So there’s all kinds of things to do here. The lake is specific to the residents here. And the homes, you can get town homes in here which range from 400 to 500,000, and then you can get a single family home that ranges anywhere from 600,000 to over $2 million. Obviously the higher luxury homes are more set over there by lake area there, and some of those homes even have their own boat docks as well.

There is a 55 and older community located in here as well. Great school systems. You have Grant Ranch School right in here, and you have all kinds of trails, parks. I’m in one of the parks right now that’s in here. And the location just couldn’t be better. This is located, you have Old Town Littleton, not far away, maybe a 10 drive depending on traffic. And then you have Wadsworth, which is a main road around Denver, and there’s all kinds of shops and restaurants and things in the area. You also have easy access to the highways to get out of town to head up to the mountains or head downtown Denver and take in a ballgame or whatever you’re looking for. So anyway, if you’re looking for another popular neighborhood in the Littleton Colorado area, make sure you put Grant Ranch on your radar.

As you can see, all these popular neighborhoods that we just featured are all close to all types of amenities and all the schools right close around each of the neighborhoods.
