Here are some home seller tips, if you’re thinking of selling your home in the Denver area, these are some things that I cover with my people as I’m a licensed agent here in the Denver area and I also enjoy making these videos to keep everybody informed.
So anyway, let’s just get right to it. The first home seller tip that I give people when they’re thinking of selling their home is walk around your home and look around for what we call deferred maintenance items. And things like this could be, is your carpet worn? Are there a lot of holes in the wall? Do the light bulbs all work and have the furnace filters been changed? It’s those little things that go a long ways because when you get your home under contract, an inspector’s going to point this out.
And if you get all this done up front, it just presents a better picture of how well that you cared for your home and such. So make sure you walk around and check out all those items and basically take care of those ahead of time, if you’re able to do so. And for me, I’ll help my people with the deferred maintenance as I also do, fix and flips. And I have a crew of people, so we can help you on that, too, if you don’t know where to go or what to do on those things.
The second home seller tip, is declutter your home. Now, declutter doesn’t mean you’re a slob or anything like that, so don’t ever take offense to this. But what declutter means is if you have smaller rooms, we want to make them feel open. So if you have a lot of large items in a small room, we possibly may need to look at moving some of those items out or you really want to move some of those items out.
Also, your countertops in your kitchen. If you have a great kitchen, doesn’t matter how great it is if your countertops are just loaded with stuff out on the countertops. So make sure that you put everything in its proper places. And again, just go room to room and tidy up the place. And again, any little items and big items that you can have stored elsewhere, maybe out in the garage or a storage space, just get those items out so we can make everything feel larger. And then also so people can really visualize how nice, let’s say, your kitchen is and so forth.
The third home seller tip on the list is brighten your home up. And what I mean by brighten your home up, of course, when we do showings, we like to have the lights on. We like to have the blinds open, curtains open. And also if you have dark colors on your walls, you may want to consider, ahead of time, painting your walls a neutral color. As you’d be surprised how many people just can’t walk into a home … Trust me, from being with buyers.
And they just can’t visualize what that room would actually look like with say, a neutral color or some sort, because if that color’s too dark, it just sometimes gets into the mind of the buyer and they just can’t get over it. So make sure your home’s nice and bright and if you have old curtains and so forth, we may even need to remove them just to make it more open, especially if you have views. If you have views, it’s a must that the windows need to be open so that everybody can see it when they walk into your house.
The fourth home seller tip, depends on your budget but it’s updates. What kind of updates have you done lately? And what could you do to make your home look more updated and get your best ROI or return on investment? Now, one thing to look at when I talk to my sellers is look at your kitchen. Now, if you have good cabinets in the kitchen but let’s say there’s no handles on it or hardware on the cabinets themselves, if you just run out to Home Depot and get some hardware and put on the cabinets alone, that’s going to make the kitchen feel like it’s had an update.
They make templates so it’s easy to put those handles on. Or like I said, I have people that can help. And then also, if you have more money in the budget, maybe some granite, tiling the back splash. I know we’re starting to get into higher dollars, but again, it will be what’s going to be your best return on investment. And so just little things, again, back to hardware and so forth. Or go to your bathroom and at Home Depot, they carry vanities for a couple hundred dollars. If you have a vanity in there that’s dated and so forth.
Just any little thing’s going to make your house feel like you’ve done more of an update. But make sure that you work with an experienced real estate agent that can help you and guide you as to what you should do and also what is your best return on investment, because that’s the most important part.
The fifth home seller tip on the list is curb appeal. You want your home to look inviting when a buyer pulls up. As believe it or not, buyers will just not even look at a home based upon the curb appeal at times. So it’s very important. And if the weather permits, do a little landscaping, maybe add some mulch, pull some weeds, put some flowers out and make sure the lawn is mowed.
And again, if it’s wintertime, just keep up on shoveling the snow and keeping the sidewalks open. As you know, there’s not much you can do in the winter but when you get into the spring season and moving forward into summer, make sure that you stay up on the landscaping and the mowing and so forth and make that home look inviting to the new buyer.
The sixth home seller tip on the list, depersonalize the home. And what I mean by depersonalizing the home, just walk around and if you have a bunch of photos out of the family and the kids with the dogs, try to remove those. And, of course, put them in a box, label it and make sure you put that somewhere so it’s the first one unpacked when you move into your new house. But we want to make the new buyer feel at home as much as possible. So make sure you can somewhat depersonalize your home if you’re able to do so.
Seventh home seller tip, on the list, interview a couple of real estate agents. And a lot of people just go with the first person that they speak to or they get a flyer and they just call the person and make the decision. But sit down with that real estate agent and ask them what their marketing plan is. Do they know the area? What their plans are to sell your place. Because putting a sign in the yard and just putting it on the MLS isn’t good enough anymore.
You have to get professional photos, professional videos. You have to use drone photography and videos. You also have to do walkthroughs, personal walkthroughs to actually touch the house and show the world how nice your house is. So interview your real estate agent and make sure that they’re going to spend some money to help market your home and that they’re not just going to sign a listing agreement. Like I said, take a few photos, put it on the MLS, put a sign in the yard and that’s it because right now, that’s not good enough in the market that we’re in.
